House Rules

1. Must be 23 years or older to book a reservation, or an adult 23 years or older must be a part of the reservation group. Requests to book by under 23 year old groups will be considered based on renting history and on a per inquiry basis. 2. No Smoking or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed to accommodate deep cleaning. (Outdoor Fire Pit is excluded from use of fire rule). Please note that the indoor fireplace is not for guest use due to safety reason. 3. No parties or events - $500 Penalty & subject to property removal w/o refund 4. No use of glitter or confetti - $500 Penalty for deep cleaning plus any damages to furniture/linens/bedding 5. There can not be any more than the allowed number of guests (4) in or on the property at any one time, a violation could lead to the immediate removal of all guests without a refund. Any outside visiting guests must be approved by owner/host 6. Absolutely no fireworks on the property - $500 Penalty & subject to property removal without refund 7. Please practice fire safety measures when using the outdoor fire pit, never leave unattended or burning overnight. 8. Our amenities are for all guests to enjoy, if any are damaged/lost/stolen at the end of your stay you will be charged the full retail value. 9. Extra Persons beyond the number of guests reserved at time of reservation is subject to $125 per person per night charge. 10. Guests who make reservations for over 28 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) 11. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. If not following house rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs 12. Damages - subject to cost of the item for repair or replacement

This was our second time staying at Henry’s place, and it was just as great as the first. Henry is one of the most accommodating hosts we’ve had—he really saved the day for us this trip. He helped us check in a couple of days early and was completely understanding when a family emergency meant we needed to bring in an extra dog last-minute. ​The home itself is perfect: modern, clean, and well-stocked. The shower pressure is fantastic (always a plus), and the Wi-Fi was strong enough for us to work and stream movies/shows simultaneously without lag. The backyard is spacious—a total paradise for the dogs as they were able to explore and romp around in a secure fenced area—and having a service to shovel the snow from the walkways was a massive bonus. The location is also super convenient near the UND campus with plenty of easy parking. ​When we ran into a minor issue with the washer, Henry was professional and responded promptly to help us out. We highly recommend staying here!

Henry and this listing were an absolute dream! Everything in town was very easy to get to, and the neighborhood was quiet and simple to navigate. The home itself had anything that you might need while traveling with plenty of spare blankets, towels & pillows. Our pups loved the big back yard and we appreciate the hardwood throughout the home as it made it easy so easy to clean up spare hair or paw prints (it snowed during our stay) Henry was a very quick to get back to us with any questions or concerns, and was also kind enough to let us extend our stay by a few days so that we could attend a UND hockey game. 10/10⭐️

We had an amazing time at this quiet bungalow. In the city, walkable to the grocery and many establishments. Henry was extremely responsive and provided excellent suggestions of things to do in the area. We would definitely make this a first choice for future visits to the area. This is also a very pet friendly property.

My family and I spent 3 weeks and Henry's place and couldn't have hoped for a better location to stay at while in Grand Forks. The house was exactly as described and was well stocked with all the essentials providing everything we needed for our extended stay. The location itself was so convenient to everything we wanted to do while in town, literally a matter of minutes from attractions and restaurants. I will definitely be reccomending this home to anyone I know looking for an place to stay while in Grand Forks!
